Commercial Door Lock Repair — Closers, Latches & Exit Devices
A commercial door that will not latch is a door that is not secure — and often one that fails an inspection too.
Repairs on doors that never get a rest
Commercial door faults show up as operational annoyances long before they become security problems. The door drifts instead of closing. Staff have to shoulder it before the deadbolt will throw. The panic bar needs two pushes. Each one is a component wearing under a duty cycle no residential door ever sees, and each one is fixable if it is dealt with before something breaks outright.
This page is deliberately separate from our residential repair service because the parts are different. Door closers, exit devices, hook bolts, electric strikes and continuous hinges do not appear on a house. The diagnosis usually starts with the door as a whole — hinges, closer, alignment — rather than with the lock, because on heavy doors the lock is often the symptom rather than the cause.
What we repair on commercial doors
Door closers
Doors that slam, drift, or stop short of latching.
Exit devices
Panic bars that stick, rattle or fail to latch on closing.
Storefront hook bolts
Aluminium door bolts that no longer engage the keeper cleanly.
Worn cylinders
Keys that need coaxing after years of heavy use.
Alignment and strikes
Sagging doors and moved frames stopping the latch from meeting the strike.
How this differs from a residential repair
On a house, a sticking lock is usually about the lock. On a commercial door it is usually about the door: a closer out of adjustment, hinges worn from constant use, or a frame that has moved. Fitting a new cylinder to a misaligned storefront door fixes nothing, and the new part wears out the same way. So the assessment covers the whole opening before any component is condemned.
Scope and limits
- Locking hardware, closers, exit device trim and alignment are in scope
- Structural frame damage, glazing and welding are not — those need a door contractor
- Parts for discontinued commercial hardware are not always available
- Any repair on an exit door must leave free egress from the inside intact
Why bring us in for door repairs
- Assessment covers the whole opening, not just the cylinder
- Experience with closers, exit devices and storefront hardware
- Honest call on repair versus replacement for worn components
- Serving Miami-Dade, Broward and Palm Beach counties
